Start with how you want to use the new space and how it connects to the rooms you already have. Note the existing foundations, drainage runs, boundary positions and any trees close to the build area if you know them. Photographs and any existing drawings help the first conversation.
Check early whether the design falls under permitted development or needs planning permission, and allow for building regulations approval. If the work is close to a shared wall or boundary, the Party Wall etc. Act 1996 may apply. Agree who is responsible for drawings, structural calculations and approvals before the build is priced.
